Set amidst its own secluded plot of land along a dead-end road, this hamlet farmhouse was renovated and extended in the 1990's using quality materials to create a comfortable single-floor home. Currently it has a 1076ft² living area, but it is possible to finish converting its attic of just over 540ft² and/or add a 323ft² floor over the existing ground-floor extension.
There is plenty enough here to satisfy a small family wishing to rediscover the charms of country life, hear birds sing, gaze upon the starry nights, grow its own vegetable garden, have its own chickens, or go for nice walks in the forest...   The houseThe old part of the house consists of four main rooms: an open entrance porch and a landing (22ft²) with a staircase up to the attic, to the right of which is a dining room (161ft²) over chestnut parquet flooring and an open fireplace. To the left of the entrance landing, a fitted kitchen (194ft²) in a rustic style with vintage mosaic floor tiles. At the back of it, a lounge with varnished chestnut parquet floor (150ft²). To the right of the kitchen, a corridor (86ft²) with parquet flooring gives access to a small bathroom (43ft²) fitted with a bidet, a washbasin, and a built-in bathtub. Then to bedroom 1 (107ft²) with parquet floors and a window on the North side. Then onto the extension itself, built within part of the barn. And really well built it was, so much so that you don't have the slightest idea that this is an extension. It comprises a separate toilet at the other end of the hallway, two additional bedrooms, one is North-facing has an area of 118ft², and the other is the South-facing master bedroom with an area of 183ft². On the first floor of the old house there is a large, 570ft² half-converted space with a partitioned spare bedroom separating it from the rest of the attic. The space has been almost entirely lined with chipboards, except for the wall separating the house from the barn, which has remained in exposed stone and two skylight windows have been installed. Behind the boards there is a multi-layered insulation stapled to the rafters, but there is no heating in place. The house is partly built over an uninsulated cellar, with a boiler room containing the 1998 Franco-Belge oil-fired combi boiler. From the corridor you have access to a stone staircase leading down to the boiler room / L-shaped cellar, thenThe oil tank is buried outside, behind the house, and so is the septic tank (which needs to be brought up to date). All the main rooms are fitted with a cast iron radiator connected to the heating system. The windows (7 in total) are all single glazed wooden ones. The roofs of the buildings in natural slate have been completely renovated, as all the rusty iron tile clips have been changed and are now in stainless steel. Only the barn’s lean-to woodshed has a corrugated tin roof.   The outbuildingsThe property has two outbuildings adjoining the dwelling, a double floor barn of ca. 1076ft² of space per floor with a central part opened up to the roof (height under the apex of approx. 23 feet). There is a stable on the ground floor used for storage with a recent floor over it (430ft²) with a safety railing. A woodshed with an old dry toilet at the end of the barn rounds up the set of outbuildings.   The landWith a surface area of almost 2/3 acre, the land surrounding the house is entirely enclosed. At the front are several (flowering) bushes and (fruit) trees. The old water pump is not only decorative but also very handy! A double wrought iron gate allows access to it. It is flat, grassy and planted with trees, and it is lined on the front side by high hedges and on the back by large trees. A small dead-end road runs along the edge of the property. There are neighbours, some of whom are holiday homes, but the hedges in the garden protect you entirely from outsiders’ view.   AccessThe property is a few minutes-drive from the village of La Croisille sur Briance with its shops and other amenities, 10 minutes from Châteauneuf-la-Forêt with its swimming lake and 40 minutes from Limoges. Brive and Limoges airports are just over an hour and 50 minutes away respectively.
